CATELLUS EAST
The City purchased
the east Catellus parcel for $3,960,000 in 2002. While planning
the ultimate use of this property has not been completed, some
modifications have already been made.
These photos of east parcel (see the photo numbers on the map to the left) illustrate some of the problems, areas of contention in planning the reuse of this property, and some of the changes that have already been made.
This parcel has the potential for extending and expanding the Window on the Bay. But existing commercial interests are resisting this, even though the property was purchased with public funds.
1. This
is a view of the Monterey City beach. The green building is the
"Scout House." The building is leased to Adventures by
the Sea, a private commercial operator who uses the building and
the adjacent public beach for private for profit events.
The Save Our Waterfront Committee recommends that this building be removed to open views and access to the beach.
2. This
view is looking due east along the beach. The pile of sand in
the foreground and extending toward the Scout House has been pushed
up to prevent winter storm surge from flooding Del Monte Avenue.
Reducing or eliminating the threat of flooding in the winter is
a serious engineering problem with important esthetic considerations.
Creating a small dune, versus this berm, would be more esthetic.
The Save Our Waterfront Committee is opposed to a concrete (or other solid material) seawall. Seawalls tend to accelerate beach erosion.

3. This view is looking east along the new allignment of the Recreation Trail. Notice the Adventures By The Sea sign to the left of the trail. This is a public space, but it looks like and is a for profit business.
To the right of the Trail is the boat yard. Boat owners exit and enter the yard via the dirt lane to the right of the Trail. To get to the water they must cross the Trail and if they are "juniors," they also have to cross two lanes traffic to get to the launching ramp (which is sevral hundred yards behind the camera.)
This view is looking
east along the old railroad tracks. This boat storage area located
here should be relocated across the street on the west
Catellus parcel. There it would remain close to the launching
ramp in the marina and the boat hoist on wharf #2 while being
out of the view across the east parcel toward the ocean.
Turning around and looking toward
the west Catellus parcel, notice the parking lot immediately to
the right of the Recreation Trail. That's where the boat yard
should be. This would eliminate moving boats across the Trail,
move the boats closer to the hoist on Wharf #2 and the "juniors"
much closer, and out of traffic, to the launching ramp in the marina.

4. Below is the view from the corner of Del Monte Avenue and Figueroa looking toward wharf #2. Wharf #2 is straight ahead on the left edge. The kayak business in near the right edge. In the middle is the boat yard and the Scout House/Adventures by the Sea.
Two buildings have already been removed opening some of this view to the ocean. But this only emphases the need to remove the Scout building and move the boat yard to the west parcel.

This was the view between the baggage building (now gone) and the
kayak business. Just a hint of the possibility for views and access
to the shoreline if these buildings are removed.
6. This
is the existing kayak business. This kayak rental business is
a beach/waterfront dependent business. But the retail component
if not the entire business should be relocated out of the Window
on the Bay.
8. This view is from the original recreation trail just before it turned
to go out to the street. Now you are looking west across the east
Catellus parcel. You can see the boat yard in the distance to the
left of the Trail and the Scout House/Adventures by the Sea to
the right of the Trail.
